Confirmation that the building permits short-term rental at the suite, plus a copy of any relevant bylaws.
Active STR-appropriate insurance policy. We can recommend brokers if needed.
For monthly payouts and clear reconciliation against statements.
Two sets of physical keys, parking spot details, mailroom info, and any building amenity instructions.
Any dates you'd like to block off for personal use, family stays, or maintenance.

Yes, as long as the building permits short-term rental and the property is eligible. The licence itself is the owner's responsibility, but we'll point you to the City of Kelowna application and walk you through the requirements.
The full guest experience, all on-the-ground operations between turns, and owner reporting. Cleaning, linen, consumables and trades are passed through at cost on your statement.
TBD Lindsay to confirm. Industry standard is 12 months with a 60-day notice clause; we can adjust based on what's reasonable.
Absolutely. The owner-use calendar is yours. We just ask for as much notice as you can give so we can hold revenue projections.
We'll walk through the property at onboarding and let you know what's working and what isn't. We don't redecorate for the sake of it. We recommend the smallest set of changes that will measurably move the listing's reviews and rate.
We document the property condition before every stay and use platform damage protection (Airbnb AirCover, etc.) plus your STR insurance to recover costs. Owner-side deductible is your responsibility.
Yes. We'll send a redacted example as part of your consult, so you can see exactly how revenue, expenses, and payouts are broken out.
